    MDG starts by identifying properties that are vacant, abandoned, or in a state of disrepair in emerging markets. Afterwards, we collaborate with local government agencies, community organizations, and real estate professionals to locate such properties. A thorough assessment to determine the properties suitability for conversion into mid term or affordable rental units is conducted last.

  • 2. Acquire It.

    If the numbers make sense, MDG will acquire blighted properties through various means such as purchasing from owners, partnering with local housing authorities or nonprofits, or utilizing government programs designed to address blight. Exploration of funding options like grants, loans, private equity, or public-private partnerships to support the acquisition process is the final step for acquisition.

  • 3. RENOVATE IT.

    Once the properties are acquired, MDG will develop a comprehensive renovation plan to bring them up to code and make them suitable for habitation. We focus on cost-effective improvements that enhance functionality, safety, and energy efficiency. We then engage skilled contractors, architects, and designers to execute the renovation work.

  • 4. MAKE IT AFFORDABLE.

    Designing the rental units to be both visually appealing and affordable for low- and moderate-income individuals or families is paramount. We consider factors such as rental rates, utility costs, and maintenance expenses when determining affordability. Next we partner with local housing authorities or nonprofit organizations that specialize in affordable housing to ensure compliance with regulations and maximize affordability.

  • 5. mAKE IT LONG TERM OR MID TERM.

    Depending on the local regulations and demand, MDG will determine if designating some of the units as mid term rentals is feasible. This can attract tourists, business travelers, medical professionals and students thereby generating additional revenue. By implementing the appropriate furnishing, amenities, and guest services to make the rentals appealing, MDG can effortlessly attract renters to target markets.

  • MANAGE IT.

    MDG has established efficient property management practices to ensure smooth operations and tenant satisfaction. This includes advertising vacancies, conducting tenant screenings, handling rent collection, addressing maintenance issues promptly, and enforcing community guidelines. We maintain open lines of communication with tenants and create supportive environments.
